How It Works
Free Inspection, On the Roof and in the Attic
We walk every plane we can safely reach, fly the rest, open the valleys and check where each one terminates. Then we go into the attic with a light and read the underside of the deck. Half of what matters is only visible from below.
A Written Scope, Not a Number on a Card
You get dated photographs slope by slope and a proposal that names the underlayment product, the valley method, the fastener pattern, the vent count and the gutter size. If we recommend a repair instead of a replacement, the reasoning is in writing too.
Tear-Off, Deck Repair and Dry-In
Full tear-off to bare sheathing, delaminated panels replaced, sound panels re-nailed with 8d ring-shank fasteners. We photograph the open deck before dry-in so you see exactly what you paid for, then get self-adhered membrane and synthetic underlayment down the same day.
Detail Work, Cleanup and Walkthrough
Valley metal, step and counterflashing, kick-outs, boots, vents and gutter terminations. Then magnet passes across the drive and yard, a debris haul, and a walkthrough where we show you photographs of every detail that is now buried under the finished roof.

Roof Replacement
Beaumont averages roughly 65 inches of rain a year. A replacement here is judged on how fast water leaves the roof, so we specify deck, underlayment and valley metal before anyone argues about shingle color.

Roof Leak Repair
Most leaks we chase in Beaumont are not holes. Water finds a joint, a fastener or a transition, travels along rafters, then shows up on drywall two rooms away from where it entered the assembly.

Storm Damage Restoration
Rita in 2005, Ike in 2008, Harvey in 2017 and Laura in 2020 all reached Southeast Texas. What they left on roofs here was rarely a clean tear.

Hail Damage Roof Repair
Hail does reach Jefferson County, most often in the spring line storms that run ahead of a front. It is a real peril here and it is worth inspecting for.

Wind Damage Roof Repair
Wind matters here, but mostly because of the rain it carries. A gust that lifts a shingle course for two seconds does little on its own.

Roof Inspections
An inspection in this climate should answer one question: can this roof move the water it will be asked to move over the next several years. Age and shingle condition are part of the answer, not the whole of it.

Asphalt Shingle Roofs
Asphalt shingles cover most of Beaumont and, for the money, they still should. What people get wrong is thinking the shingle is the waterproofing.

Metal Roofing
Metal is the strongest answer we have for a house in this rainfall, provided the seam is right for the slope. A metal roof sheds volume fast and has very few places for water to stop, which is exactly the property that matters between Beaumont and the coast.

Tile Roofing
We repair and relay tile in Beaumont, and we will usually talk you out of a brand new tile roof here. That is not a dig at the product.

Flat & Low-Slope Roofing
A low-slope roof in Beaumont does not shed water, it stores it briefly and then drains it. Everything about how it is built follows from that.

Roof Coatings & Sealing
A coating is a restoration, not a roof. Applied to a sound substrate with correct slope it can add years cheaply.

Roof Ventilation
Every vent is a hole cut in a roof on purpose. In a climate that delivers rain sideways several times a year, our first question about a vent is not how much air it moves.

Skylights
Skylights leak in Beaumont for one of two reasons: the flashing was improvised, or the unit was placed somewhere no flashing could save it. We install and repair them, and the placement conversation happens before the price conversation.

Gutters & Downspouts
Gutters are usually treated as trim. On the upper Texas coast they are a working part of the roof, and undersized gutters are one of the most common causes of rotted fascia, wet soffit and water standing against a slab in this city.

Fascia & Soffit
Fascia and soffit rot in Beaumont is almost never a paint problem. It is a drainage problem that has been running for years, and replacing the board without finding the water is a repair with an expiration date.

Chimney Flashing
A chimney is a wall standing in the middle of a roof with water running at it from above. In this rainfall it is the single most reliable leak source we find, and the fix is nearly always geometry rather than sealant.

Emergency Tarping
When a roof opens up during a Gulf storm, the damage clock is running on the ceilings, the insulation and the framing rather than on the roof. Tarping is about stopping that clock quickly and in a way that survives the next band of rain.

Commercial Roofing
Commercial work here is shaped by the industrial base around it. Warehouses and fabrication shops feeding the refineries, cold storage near the Port of Beaumont, retail on the Eastex Freeway, schools and medical buildings all sit under low-slope assemblies that must move a great deal of water.

Insurance Claim Help
We work claims constantly in Southeast Texas, and the most useful thing we do is document a roof properly before anyone files anything. A claim is decided by evidence, and evidence gathered after the tarps and the cleanup is worth much less.
What Beaumont Customers Say
They found the leak in twenty minutes with a hose after two other companies told me I needed a whole new roof. It was a valley that stopped short of the gutter. Fixed for a few hundred dollars and it has been dry through two seasons.
The proposal listed the underlayment by name and the nail pattern, which no one else did. They also sent photos of the bare deck before they covered it. Two sheets were rotten and they showed me exactly where.
Our back porch had been reroofed twice and leaked every time. They measured the pitch, told me it was too flat for shingles, and put a membrane on it instead. First real explanation anyone had given us.
They came out after the storm, inspected everything, and told me there was no claim worth filing. Then quoted the boot and flashing work the roof actually needed. I appreciated the honesty and used them anyway.
Beaumont Roof Pros is a licensed, insured roofing contractor in Beaumont, Texas, handling roof replacement, roof leak repair, storm damage restoration, metal roofing, flat and low-slope systems, gutters and commercial roofing. We work in architectural asphalt shingles on ASTM D3462 fiberglass mats, 24-gauge standing seam, 60-mil TPO and two-ply modified bitumen.
This city averages about 65 inches of rain a year, so we build every roof around where the water goes. Self-adhered ASTM D1970 membrane at valleys and eaves, 26-gauge open valley metal, kick-out diverters at wall terminations, and six-inch K-style aluminum gutters with three-by-four outlets are standard on our replacements rather than upgrade line items. Low-slope porches and additions get membrane, not an extra course of shingles.
We work Beaumont and the Southeast Texas cities around it, from Port Arthur, Nederland and Groves down the Neches to Orange, Vidor and Bridge City, and north through Lumberton, Silsbee and Kountze. Inspections are free and include the attic, because half of what decides a roof's condition here is only visible from below. You get photographs of the open deck before dry-in and a written scope naming products and fastener patterns.
About Beaumont Roof Pros in Beaumont, TX
Beaumont Roof Pros works Beaumont and the Southeast Texas cities around it, from Port Arthur and Nederland up through Lumberton, Silsbee and Kountze and east across the Neches to Orange, Vidor and Bridge City. We are a licensed and insured Texas roofing contractor doing residential replacement and repair alongside low-slope commercial work.
Our approach comes from the weather. Sixty-five inches of rain in an average year, and single storms that have delivered far more than that, mean the roofs that fail here rarely fail in the middle of a slope. They fail where water is asked to turn: valleys, wall terminations, chimney backs, low-slope tie-ins and gutter outlets. So that is where we spend the money and the labor, and we name every one of those details in writing on the proposal.
Do not hire us if you want the cheapest number in the stack. We will not shingle a plane under 2:12, we will not coat a roof that ponds, we will not wrap rotten fascia, and we will not absorb a deductible. If a competing bid does those things it will be cheaper, and it will be a shorter roof.
We would also rather you called someone else than have us install a product we have told you is wrong for this climate.

Commercial Roofing in Beaumont and Across Southeast Texas
The commercial roofs in this market are shaped by the industrial base around them. Fabrication shops and warehouses serving the refineries and petrochemical plants, cold and dry storage near the Port of Beaumont, retail and restaurant buildings along the Eastex Freeway and Dowlen Road, schools, churches and medical offices.
Nearly all of it is low-slope, and nearly all of it lives or dies on drainage rather than on membrane brand. We survey slope with a level and a hose before we propose anything, mark where water actually stands, and price tapered polyisocyanurate to correct it instead of laying a new membrane over the same flat deck.
Overflow scuppers get added where they are missing. Then we handle the curbs, penetrations and terminations that are where commercial roofs genuinely leak, and we photograph each one so the building owner has a record of what is up there.
- ✓60-mil TPO, PVC and two-ply SBS modified bitumen systems
- ✓Tapered polyisocyanurate layups to establish positive slope
- ✓Overflow scuppers and secondary drains added during reroof
- ✓Rooftop unit curbs with upslope crickets and molded pipe boots
- ✓Metal building reroofs and standing seam retrofit over purlins
- ✓Silicone restoration coatings where the substrate is dry and sloped
- ✓Semiannual maintenance programs with written photographic reports
- ✓Night and weekend phasing so operations keep running
Frequently Asked Questions
Why do you spend so much time on underlayment instead of shingle brand?
Because in a 65-inch rainfall year the shingle is a rain screen, not a water barrier. Water gets under courses during long, heavy storms on almost every roof, and what stops it there is the layer beneath. We put self-adhered ASTM D1970 membrane in every valley, along every eave and up every roof-to-wall run, and synthetic across the field.
Two bids can quote the same premium shingle and be thousands of dollars apart in real protection based entirely on what is underneath it. Ask any roofer you are considering to name the underlayment product on the proposal. If they will not put it in writing, that tells you what you need to know.
Should I buy Class 4 impact-rated shingles in Beaumont?
Usually not for the hail. Hail does happen here in spring line storms, but it is not our dominant loss the way it is in Amarillo or the Metroplex.
If you hand us the same money, we would rather spend it on self-adhered underlayment across the whole deck, heavier valley metal and larger gutters, because rainfall volume is what actually takes roofs off houses in Jefferson County. There is one exception worth checking: some carriers give a real premium discount for UL 2218 Class 4 products.
If yours does, run the numbers, because the discount can justify the upgrade on its own. We will install Class 4 without argument if you want it.
My back porch keeps leaking no matter how many times it is reroofed. Why?
There is a good chance it is not steep enough to be shingled at all. Attached porches, additions and patio covers in this area are frequently framed at 2:12 or 3:12, and asphalt shingles are engineered for 4:12 and above. Between 2:12 and 4:12 a shingle roof needs doubled underlayment to be legal and to work.
Below 2:12 it needs a membrane, not shingles. We measure the pitch on every low plane during an inspection and tell you which category yours falls in. If it is under 2:12, we will quote a TPO or modified bitumen section tied under the main roof with a real transition flashing.
Are six-inch gutters really worth the extra cost here?
On most Beaumont houses, yes, and the downspout matters even more than the trough. A three-by-four downspout moves close to twice the water of a standard two-by-three.
The design rainfall intensity used to size gutters and roof drains on the upper Texas coast is among the highest in the continental United States, and a five-inch gutter with two-by-three outlets simply overshoots during the worst ten minutes of a real storm. That overshoot is what rots fascia, soaks soffit and puts water against your slab.
We install continuous-run K-style aluminum in .032 gauge on long runs and pitch the run deliberately toward the outlets.
Do you handle insurance claims after a named storm?
We document, we write a line-item scope, and we meet your adjuster on the roof. We are contractors, not public adjusters, which is a separately licensed role in Texas that a roofer is not allowed to fill. So we will not tell you what your claim is worth or promise an approval.
What we will do is produce dated photographs slope by slope, moisture readings where they matter, and manufacturer installation instructions to support a supplement when a first estimate leaves off valley metal, drip edge, boots or vents. We also will not waive or absorb your deductible, because that is fraud in this state.
How long does a roof last in Beaumont compared to a drier climate?
Expect the low end of any published range, and expect the failure to start at details rather than in the field. A quality architectural shingle rated for thirty years commonly gives twenty to twenty-five here, and what ends it is usually a valley, a wall termination or a low-slope tie-in rather than worn-out field shingles.
Humidity, algae growth and long saturation periods are the reason. That is also why our maintenance recommendation is drainage-focused: keep valleys and gutters clear, replace pipe boots at around fifteen years, and have the flashing checked after every named storm.
